Instructions: Mix in a pan the brown sugar, water and butter and bring to boil. Set aside to keep warm.

Mix batter and pour into pan of warm mix and bake in oven at 350 to 375 degrees until done or brown. When cool, serve with whipped cream. Bake in 9-inch square pan.
